Real Estate Development Projects that Made a Splash

Today, The Rivers Senior Living, The Rivers II Senior Living and Anthem Luxury Living contain 180 units between buildings filled with modern amenities. But before these water-adjacent apartments for seniors and families were constructed, the land was a real estate development challenge that the municipality had been unable to solve for a decade.

Development creates development

When Northpointe Development, Inc. entered into a developers’ agreement with the city of Oshkosh, our intention was to create a mixture of family and senior housing – with both scenic views and easy access to a downtown life of theaters, restaurants, specialty shops and more.

Northpointe Development, Inc. began by creating The Rivers Senior Living, a 60-unit senior housing development project located along the Fox River and Oshkosh River Walk. The new development was so popular that it soon ran out of available rooms—which continues to this day.

Anthem Luxury Living, a market-rate apartment complex, soon followed. With amenities like full-sized washers and dryers, windows opening to beautiful views and easy access to the river and downtown area, it was also filled within a short time.

The final phase was developing The Rivers II Senior Living, a 40-unit senior housing development project that is also fully occupied.

And much the way one building led to another, the success of these three developments helped to kickstart further development of the downtown area.

Swimming upstream times three

Before Northpointe Development, Inc. began the waterfront project that would eventually become three projects, they first had to navigate the difficulties presented by that water.

  • Water had to be pumped out of the building site.

  • The footings and foundations from 100-year-old factories had to be removed, as the river was originally twice as wide and the original fill was not structural fill.

  • New foundations had to be created and stabilized using Geopiers®.

  • Underground parking had to be specially designed, as most underground parking is built 10-12 feet down, but the water table on the land only allowed for three.

  • Funding required locating outside resources and achieving tax credits for affordable housing.

Northpointe, Development, Inc. turned one highly successful project into three, using their real estate development expertise to create 180 living spaces with easy access to water and the downtown area—and helped revitalize the community in the process.
